Foundation and Framing: The foundation was poured with vents and crawl-space access. The form boards were later used for floor joists. Then specific framing to keep to Building Codes and stay within the existing exterior home style. We matched the roofing color very nicely.

8 foot opening, Living Room to Sunroom, Window Seats at every window. A little extra storage never hurts. Double French doors replace windows in each front bedroom. We used a pickling whitewash stain on all woodwork, sealed with bees-wax.

Where the front door used to be, we framed a pass-through opening that helps brighten the living room space. And the porch steps turned into a small but functional front deck made with multi-colored composit decking materials. Once again, complete Homeowner Satisfaciton!

BEFORE remodel: The shower area beside the existing recessed Roman Tub was completely demolished, ready for new framing. The wall-mount toilet had slow drainage and a broken tank. The vanity was OLD and simple and the leaking skylight did not open.

Open, step-in shower with angled shower head now stands next to the existing Roman Tub, which now has new shower head controls on the standing column that separates them. All the tile work was done by the talented Homeowner. A new wall-mount toilet was purchased and installed. A new opening skylight replaced the old one and a bedroom dresser set was modified to be the new vanity.

Custom angles allow for an OPEN, step-in shower. All plumbing was moved into a column between the shower and tub/shower so the wall between them goes away. A custom built shower pan is covered in custom tilework. Custom tilework provides support for glass shelves over the replaced wall-mount toilet. A styled light cover was found and used for the center light and a new light fixture installed in the shower.

The Homeowner bought a bedroom set and we remodeled IT to be her new vanity. The major issue was that it was too wide. We removed 6 inches out of the middle of this set. We opened the center section for plumbing and modified the doors to fit. We clipped the right side flat to fit against the wall and built up the feet so we could install an under-cabinet heater unit. With the mirror set and the beautiful above-counter basin and fixtures, it is simply elegant!

The Homeowner chose us partly because we agreed NOT to disturb their already installed interior window shutters. The Shutter system was complex and they had recalled the installers a number of times to get them right. They simply didn't want to take the chance of them going out of alignment. So we agreed to a custom installation that did not disturb any of the interior window coverings and gave them a wider window sill at the same time.

The Homeowner selected high quality, Energy Star compliant LbL Vinyl windows and were qualified for an energy credit for this installation in combination with another energy upgrade.

The Homeowner wanted the washer, dryer and extra referigerator in the garage, but NOT at the three-step down level. So we built her a platform at FLOOR height and a ramp down to the garage floor.

We set the washer and dryer up about 6 inches, the right height to make laundry removal easier. We used a piece of floor vinyl left from the bathroom remodel as backsplash, covering much of the wall behing the utilities as well. We built laundry storage between the washer and dryer with pull-out shelves for easy access. Then everything is painted complimentary colors - nice clean efficient space!

The little excavator works great for these type of projects. We were blessed with a visit from my daughter and son in law who helped with the concrete work, thank goodness. The man who pumped in the concrete helped us float the garage floor and the parking pad on the right. We got the walls framed and rolled the trusses in good time.

Sheer strength was accomplished with OSB sheathing throughout, followed by Easy Gard house wrap. Door, window, siding, trim, overhang, fascia, gutter and paint all an exact match to the house.

The blue home had old LP style siding which has notoriously weathered very badly. We replaced all the siding on the house with hardi‑plank fiber‑cement siding known to weather very well. The siding didn't look that bad from a distance, but it was pretty well gone and looked terrible close up.

There were a couple of broken windows as well. When the old siding is removed would be the perfect time to replace them. And a good time to add that Atrium back door!

We installed an extra vapor barrior house wrap, even though the insulation already had a vapor barrior. Then the siding went up with the exact same overlap and same look of the original except much better materials - the Hardi-Plank fiber-cement siding.

Our sign goes in the front yard for a little while, because we are VERY proud of the work that we do and the satisfaction of our clients. New siding and new paint on the entire house really makes it look like a new home. And the new Atrium door looks SO good. The rich, darker color of the shutters and the front door take a couple of extra coats of paint, but, in the end, they look exactly like the home owner imagined.

The Old vinyl flooring in this newly purchased home had to go. Plus the carpet in the Master Bathroom as well. Once the perfect floor tile had been selected, the home owners decided to do the hall bath as well. Anything would be an improvement over the bad vinyl that was there, but why settle for just replacement. Once you have decided to remodel, why not do it the way you really want it now? Better to do it right than to do it twice, right?

First the existing floor is prepared and leveled. Next we install backer board and seal all the joints. Then the main body of tile is set. And finally, all the edge pieces are cut. The informal dining room and kitchen are simply wonderful, done in this special order Italian style floor tile with custom radius oak transition to carpet. The home owner selected very complimentary wall colors and trim colors as well. Do you remember what the utility room vinyl looked like? Now look at it! PERMANENTLY gorgeous. Of course, the doors, jambs and trim are modified to fit the new floor height.
